With construction having commenced in April 2006, this ten-storey new-build office block is designed to meet the high demand for modern, open-plan offices in London’s West End. A compact layout comprising floorplates of around 2,500 square metres with generous distances between supports enables maximum flexibility. The office spaces are U-shaped with two atriums containing lifts forming the centrepiece. A southern “nucleus” houses the stairwell and goods lift, as well as sanitary facilities. The main entrance of the fully glazed building is on a boulevard to the north and consists of a two-storey foyer, while on the south side the property benefits from integrated sun protection. Designed by Sheppard Robson and scheduled for completion in January 2008, the complex will offer around 24,000 square metres of gross floor space close to Paddington Station, which is a key transport hub. The area enjoys excellent accessibility courtesy of the Heathrow Express and four London Underground lines. This joint venture with Morley Fund Management marks the second phase of the project to develop the area around Paddington Station begun in the late 1990s. The Paddington Central site covers 11 hectares and upon completion will consist of approximately 149,000 square metres of office, retail and living space. | ||
