Lindner Hotels & Resorts opens multimedia hotel in “Neues Kranzler Eck” CityQuartier

DIFA Deutsche Immobilien Fonds AG, headquartered in Hamburg, has leased 5,500 square metres to Lindner Hotel & Resorts, in a transaction facilitated by brokers Dr. Lübke GmbH. Düsseldorf-based Lindner Hotels AG is using the space to open a multimedia hotel in January 2004.

“Neues Kranzler Eck” – a high-quality business complex

The new four-star Lindner Hotel is set to become a top address for business travellers. There are 146 high-tech rooms, while video conferencing, a mobile phone check-out option and office rooms with Internet access give guests access to the latest in fast communication. The neighbouring Regus Business Center offers rooms for meetings and conferences, perfectly complementing the multimedia hotel.

Time-saving transport links

Berlin residents and travellers will find the proximity of Zoo station and the main underground and suburban rail station just a few minutes’ walk away particularly convenient.

Similarly, drivers can use the nearby Kantstrasse multi-storey car park, which is well signposted and easy to find.

CityQuartier management – the “soul” of the real estate ensemble

Quartier developments comprise a cluster of properties benefiting from onsite management to arrange and manage all services and respond to every need. This comprehensive “organised” real estate concept offers users a wide range of options and a variety of services. With technical issues and support services taken care of, tenants are free to concentrate fully on their core activities. Maximum convenience, service and quality are the hallmarks of this concept.

Tenants benefit from synergies

CityQuartier developments are real estate ensembles where the focus is firmly on people’s diverse needs. With a mix of uses that includes work, hotels, shopping, health and leisure, they help create valuable synergies.

Retail therapy included

Office workers, hotel guests, locals and tourists alike benefit from the presence of leading retailers such as Karstadt Sport, S. Oliver, Gerry Weber, Mango, Görtz 17, Blume 2000, Cut & Color, and E-Plus. Every typical need is catered for, in an environment that takes the stress out of shopping.

Spoilt for choice: a variety of gastronomic offerings

When it comes to getting a bite to eat, the choice of ribs, salads, cakes and more in the Neues Kranzler Eck CityQuartier encourages visitors to take a break. Café CARAS Gourmet Coffee and “coffee & lounge” offer light snacks alongside a range of coffees. Additional attractions are Tony Roma’s “famous for ribs” restaurant and the renowned Café Kranzler, where hotel guests, office workers and visitors can meet friends and colleagues in a lunch break or after work.

Aviaries a major attraction

The two large aviaries at the Neues Kranzler Eck CityQuartier are proving to be real magnets for visitors. Home to 110 exotic birds, including mandarin ducks, golden mantle rosellas, and Lady Amherst and golden pheasants, they fill the site with life.

DIFA – investor in the Neues Kranzler Eck CityQuartier

Part of the Union Investment Group, DIFA is a specialist investment institution within the FinanzVerbund der Volksbanken Raiffeisenbanken alliance and manages the two retail funds DIFA Fund No. 1 and DIFA-GRUND. The Neues Kranzler Eck CityQuartier is part of the portfolio of DIFA Fund No. 1. Total assets under management by DIFA exceed 15 billion euros, around 1.8 billion euros of which is invested in 19 properties in Berlin.
