Loftwerk is a listed manufacturing building that belonged to the former Vereinigte Fränkische Schuhfabrik shoe factory. It was built in 1920 and has since been renovated and modernised several times. The complex comprises four units that are currently leased to over 30 different companies. As a typical campus property with a height of five to six storeys, Loftwerk combines different uses, such as offices, restaurants, an Ibis hotel, training areas, a recording studio and an event location. Together, they provide the urban character of the plot.

Loftwerk, an established campus property in the south of Nuremberg, is located on Ulmenstraße, which leads around the major Franconian city as the 4R ring road. The building therefore has very good transport access, for example via the south-west junction towards the B8 and A73, as well as excellent access to public transport.
