Be it Hamburg, Paris or New York City: hotel markets function differently and are constantly changing. In addition, guest behaviour is becoming more and more diverse and is subject to continuous change.

As a result, new hotel concepts are emerging and even established hotel products have to reinvent themselves again and again. Our interdisciplinary hotel team actively shapes these changes.

We are not only familiar with the market and the real estate, but also with the hotel business side of special real estate. From budget to upscale hotels, we manage properties in almost all categories.

Partners at eye level

The hotel properties in Union Investment's portfolio generally have long-term leases. At the same time, it is important to keep the quality of a hotel high over a long period of time and to impress guests with a property's amenities. To this end, the Asset Management Hospitality team maintains a close exchange with tenants, operators and franchisors.

Together we are successful

Sustainable property quality and the further development of hotel products are very important to us. For example, we set up renovation programmes geared towards sustainability or have our properties certified. After all, environmental protection and energy efficiency also play an important role in the hotel industry. We also follow current trends and developments - regardless of whether they are hybrid contract forms, triangular structures, new booking systems, furnishing trends or brand concepts.
We do not only look at the hotel shortly before the expiry of a lease - but develop an individual concept for the strategic repositioning of the investment together with our partners at an early stage. Because with
hotel, the concept, location and operator must be perfectly coordinated in order to be successful in the long term.

Our Investment Management Hospitality team is responsible for the purchase and sale of hotel properties. We focus on global hotel properties. Since we have been investing in hotel real estate for over 40 years, we have built up a special expertise. We are leaders in the German hotel investment market and are among the international pioneers in structuring complex transactions.

Expert for complex contract structures

 

No two hotel investments are alike. Every hotel property transaction has to take account of different contracting parties and country-specific characteristics. Union Investment masters the entire range of contracts.
Hotel chains around the world are striving to minimise their operating risks. We reflect this trend in innovative solutions such as hybrid and sandwich leases - often in conjunction with franchise agreements. With our solution orientation, we bridge the gap between Anglo-Saxon management and European lease contracts.
