With its headquarters in Hamburg and over 50 years of investment expertise, Union Investment's real estate segment has exceptionally strong business contacts across Germany. We invest in all of Germany’s prime locations, and in many cases have done so for decades. We also continue to make new investments, including in attractive secondary locations.

Germany has one of the most diverse real estate markets anywhere in the world. Union Investment understands this diversity and leverages it for the benefit of investors. As a conservative investor, we focus primarily on premium locations in major German cities. Attractive secondary locations where we see potential round off our investment mix.

Our investment activity in Germany centres on properties in the office, retail, hotel and residential sectors. This is complemented by investment in logistics properties.

Investment criteria for Germany

  • Core, core plus and value-add Investments
  • Property value EUR 10 million or above
  • Acquisition structure: asset deals and share deals, with a preference for asset deals
  • Financing: 100 per cent self-funded
  • Only properties suitable for third-party use
  • Acquisition of development projects by way of forward funding or forward purchase, including projects with limited or no pre-letting

    The office building on Am Holzmarkt 1 in Cologne has been part of the UniImmo: Deutschland portfolio since it was purchased.
  • Rathaus Mitte Berlin
    The Rathaus Mitte office building in Berlin was acquired for UniInstitutional European Real Estate.
  • Mercado Nuremberg
    The Mercado shopping centre in Nuremberg was added to the portfolio of UniImmo: Europa.
  • Hotel Melia Berlin
    The Meliá Berlin hotel was aqcuired for the DEFO Immobilienfonds 1 fund.
