Union Investment’s expertise around buying and selling retail properties is brought together in a dedicated Investment Management Retail team. The team’s remit covers the entire spectrum of retail assets in Europe and North America, backed by an expert understanding of retail and in-depth knowledge of the real estate sector.

Growth through a broad acquisition spectrum

Union Investment’s Investment Management Retail team covers the full range of retail properties. It pursues strategic acquisition of retail/commercial buildings, retail parks and shopping centres. A strong and expanding retail portfolio in Europe is complemented by transactions in North America. Other overseas markets may follow in the future.

Numerous successful transactions have enabled us to build a close network of partners in the retail sector, including major portfolio holders, developers and retail property operators. Clear criteria dictate the acquisitions strategy.

Investment criteria retail

  • Urban retail properties: in prime locations and pedestrian zones in areas with a population of 100,000 plus, with a value of EUR 15 million and above
  • Retail parks: very well positioned properties with a minimum size of 5,000 sq m and a value of EUR 10 million and above
  • Shopping centres: with financially strong tenants, 25,000 sq m or larger, catchment area of at least 250,000 people, from EUR 30 Million upwards
  • Development projects and existing buildings
  • Can include taking on letting risk
  • No properties with limited suitability for third-party use

Magnolia Park Breslau

Acquisition: Magnolia Park

The Magnolia Park shopping centre comprises some 100,000 sq m of retail space. Including 241 stores the property is the central shopping destination in the Wroclaw region.

Fuencarral 16 Madrid_2400x1350

Acquisition: Fuencarral 16

The property offers 1,320 sq m of rental space in one of Madrid's main shopping street Calle de Fuencarral. The asset is leased to H&M Group and used as a flagship-store for the popular COS brand.

Acquisition: Urban Retail Portfolio

The Urban Retail portfolio includes four retail properties in the US - in New York, Philadelphia and San Francisco. Union Investment has acquired a 49 percent share in the portfolio.
Fund: UniImmo: Global

Sale: Area Sur Jerez

After nearly 12 years in the portfolio, the Area Sur shopping centre in Jerez de la Frontera was sold to a joint venture of Axa and Sonae Sierra. The property has renting space of around 47,000 m2.
