Union Investment completes modernization of "The Precedent" office and commercial building in Brussels

Union Investment has successfully completed the comprehensive modernization of the office and commercial building "The Precedent" in Brussels. Built in 1988, the ageing building was completely refurbished and extended. Based on a design and under the direction of YUGENING Architecture, a modern and sustainable building has been created. Union Investment invested around EUR 43 million in the project. The property has been part of the portfolio of the open-ended real estate special fund UniInstitutional European Real Estate since 2004.

The building meets the latest standards in terms of user comfort, technical system performance and sustainability. The Precedent is also hosting to two high-end restaurants on the ground floor: Mimi and Samourai."

During the renovation, the existing concrete structure was retained for reasons of sustainability. In addition, the building was extended to include a new section in timber construction. The property consists of nine floors with flexibly adaptable office spaces and excellent acoustic properties, four of which are now connected by large staircases that are also meeting places, let in more light overall and maximize the view over Brussels. The building's fully glazed facades have been fitted with dynamic glass panels that can change their hue from light to dark depending on the intensity of the sunlight. They maximize natural light and provide thermal and visual protection without the need for additional blinds. ”The Precedent” complies with passive house standards (EPB Brussels 2015) and has BREEAM Excellent and WELL Gold certification.
The building is located in the south of Brussels, in the Ixelles/Elsene district, which is characterized by a mixture of different types of use. The good location on the famous Avenue Louise ensures optimal connections.
