The building

The Ballast House is a mixed-use property. The historic building was demolished in 1981, rebuilt while preserving its 1866 façade, and extensively modernised in 2018. Around 1,550 sqm of office space on the five upper floors is used by Pembroke Hall, a well-established provider of flexible office solutions in Ireland. The other ground floor and basement areas are divided between the retailers Carrolls Irish Gifts with 900 sqm and Londis with 250 sqm rental space.

Location & surroundings

Ballast House is located in the centre of Dublin, on the south side of the Liffey River and close to the O'Connell Bridge. The urban environment is characterised by retail, hotel and catering uses. Among other things, the Trinity College campus is within easy reach of the building, which has been established for decades.
