Our Investment Management Retail team is responsible for the purchase and sale of retail properties. The team combines in-depth expertise from the real estate industry and the retail sector. This enables us to invest with foresight and generate sustainably stable returns in the retail asset class.

Purchase criteria for retail properties

Investments across the retail universe.

We have been investing in retail real estate for more than 40 years. We focus on the entire range of property types: high-street properties in prime inner-city locations, mixed-use properties, grocery anchored retail parks, and market-dominant shopping centers. The retail asset class is a  cornerstone within Union Investment's managed real estate assets. Our portfolio comprises 81  properties worldwide with a total value of around EUR 8.7 million.

We invest in the country markets of Germany, Europe, the Americas and Asia-Pacific. Retail properties that we acquire for the funds we manage generate sustainably stable rental income. To ensure this, we exclude properties with limited third-party usability due to an unchangeable construction type or an inappropriate age of the building. Only in exceptional cases do we acquire retail properties that are encumbered with heritable building rights or partial ownership.

Our investment profile in detail

Clear criteria set the tone.

We invest worldwide in the entire retail universe. This includes shopping centers, high street and mixed-use properties, as well as grocery anchored retail parks that meet the following criteria.

Shopping centers

In line with a best-in-class approach, our focus is on market-dominant shopping centers with clear property positioning. We invest exclusively in excellent micro-locations in economically strong metropolitan areas with further growth prospects. Comparable assets have a minimum size of 50,000 sqm.

High street and mixed-use properties

The investment profile for high street and mixed-use properties includes commercial buildings in prime locations in metropolitan areas, as well as city quarters with retail, office and/or residential uses in urban locations and cities with a population of around 250,000 or more.

Grocery anchored retail parks

Our local supply strategy focuses on clearly positioned, simply structured, food-anchored local supply and specialist store centers in conurbations and metropolitan regions. Suitable properties are located in integrated locations in cities with at least 50,000 inhabitants and have a minimum size of 5,000 square meters and the largest possible share of everyday consumer goods.
